|Standards||All new resident lease applications and renewals are considered equally without discrimination on the basis of race, color, sex, religion, handicap, familial status, sexual orientation, national origin, disability or any other class protected by applicable laws.|
|Occupancy||Two people per bedroom (exclude children up to 24 months in the number of occupants).|
|Applications||Required for all occupants who are 18 or older.|
|Identification||Valid U.S. or state-government issued photo identification (e.g., current driver's license) is required. Non U.S.-citizens must present a valid passport or visa.|
|Timeframe||Pre-approval begins immediately upon application submission. Application processing may take up to 72 hours.|
|Residency Income Qualifiers|
|Monthly Income||Averages three (3) times the monthly rent. Verification may be requested, including pay stub, letter from an employer, most recent W-2, most recent tax return and/or certified verification from company accountant or bank.|
|Guarantors (Co-signers)||Guarantors (co-signers) are accepted only in cases of insufficient income for full-time students, senior citizens or applicant’s who cannot meet income requirements due to a disability. Guarantors must complete a lease application, meet the landlord’s financial requirements and meet all other applicable residency qualifiers.
|Renter History Qualifiers|
|Current Residency||No evictions - validation of current residency will be performed. Negative payment history can disqualify an applicant.|
|Criminal Background||Criminal background screening will be performed, and all applicants must meet landlord's screening criteria in order to qualify for residency.|
|Credit History||Reports with past or current bad debts, late payments or unpaid bills, liens, judgments and bankruptcies can disqualify an applicant. Adheres to Fair Credit Reporting Act (FCRA).|
|Employment||Verification of employment may be performed.|
|Background Checks||May or may not include community and/or third-party contact with current and/or prior landlord(s), employer(s), credit reporting agencies, state and local law enforcement agencies, and personal references. Inquiries may include information regarding applicant's character, general reputation, personal characteristics, mode of living, credit report and criminal background.|
